Maintenance Technician Performance Profile

Mission For This Role:

The Maintenance Technician position with WPD management serves as one of the most essential roles assisting WPD in achieving, meeting, and exceeding high expectations in becoming the top property management company of choice in the South Side of Chicago. Here at WPD, we are committed to providing the highest level of management and maintenance services to both our residents and clients. The Maintenance Technician supports WPD in providing high quality maintenance services that contribute to the continued succeed of the maintenance department. In order to achieve success as a maintenance technician at WPD, the tech must demonstrate strong maintenance experience and knowledge, be open to learning and expanding his or her skill sets, be efficient at problem solving, and committed to customer service.

Objectives For the Role:

o During the first two weeks of this role, the maintenance technician will be fully trained on multiple processes and procedures that WPD follows to ensure standards and efficiency. This includes our software and applications such as Appfolio, T-sheets and Gmail. Training will then extend with an experienced team member in the typical day of a WPD maintenance technician.

o Within the first 3 months of this role, the maintenance technician will show full working knowledge in the functions of Appfolio, T-sheets and Gmail. The tech will also be completing work orders under 3 hours per work order on average with all work up to WPD quality standards. Technicians must also make sure to be available when on call for emergency situations.

o After the 6 months the maintenance tech will be challenged to perform specific maintenance projects such as various inspections and walk throughs while meeting certain goals in the maintenance departments. These goals include:

· Hours per work order- 2.5 hours or less

· Work orders per day- 4.0 or higher

· Emergency call percentage- 85% or above

o Additionally, the maintenance tech will be assigned to other maintenance responsibilities not centered towards their specific skill sets in order to expand their trade skills and become more versatile and more valuable to the maintenance department and the company.

Important Personal Competencies:

o Organized, the maintenance technician must be able to schedule and complete multiple work order tasks in a timely manner such as general maintenance, plumbing and electrical, provide great customer service skills, work independently, communicative effectively and constantly improve problem solving skills.

o Reliable, the maintenance technician is required to have reliable transportation as the tech may travel to several sites per day.

o Communication, the maintenance technician must have a reliable source of communication (a functioning smart phone). The technician must be a strong and versatile communicator and will communicate with multiple residents per day.

o Caring, At WPD our motto is Above all else care, we expect the technician to care about every situation, team member and resident to the point that all actions succeed from this root value.

o The maintenance technician must have their own tools to perform maintenance work. WPD has some tools, which can be used for certain work orders. Additionally, experience with the CHA or other forms of inspections are highly valuable.

• Pay will start at $25-$35 per hour.
